Hoyer Hill is an exceptional tract of rural land perched in the broad, fertile, rolling uplands of the historic and picturesque Mohawk Valley in central New York. Measuring nearly 300 acres, Hoyer Hill offers a blank canvass suitable for a range of uses including large-acreage residential, productive farmlands, recreational enjoyment, development, conservation, and/or long-term investment. The property is composed of a variety of habitats including 159± acres of open vacant fields, 108± acres of woodlot, and 25± acres of wetlands. The property is further enhanced with expansive 360 views of the region available from atop Hoyer Hill itself. If you are looking to get away from it all, this is your spot.

The Mohawk Valley is located between the Adirondack Plateau to the north and the Catskills Mountains to the south. This broad valley features gentle terrain and fertile soils evidenced by the predominately agrarian land cover. Among the fields and woodlots, hamlets and small towns dot the landscape, interspersed with rural residences. Historically, this region has served as an important pathway from the eastern seaboard to the interior of Central New York and beyond. Dairy production and other agriculture have historically been important industries in this region.

Hoyer Hill is located equidistant from Albany and Syracuse in southern Herkimer County in the hamlet of Jordanville, town of Warren, New York. It is only 15 minutes to I-90, 1-2 hours to the nearest airport, and about 3.5 hours from New York City. Cooperstown, the site of Baseball’s Hall of Fame, is located 30 minutes south while the Holy Trinity Monastery abuts the property to the immediate west. Hoyer Hill, topping out at 1,680 feet above sea level, is the highest point in the area and is surrounded by open field cover, offering long views in every direction.

The property is benefited by excellent access including 4,500± feet of paved public road frontage on Route 167, and 1,900 feet of frontage on the ‘seasonal,’ town-owned Henderson Road, a public gravel road leading to an end atop Hoyer Hill and carrying access interior to the property.  Mineral rights recreation rights are both included with the property.
