The Saratoga Timberlands total 17,884± acres and is made up of 18 management blocks located across six adjoining counties in East Texas. These are investment-grade timberlands in a desirable market area with a long history of professional management. Saratoga’s pine plantations are well-stocked and highly productive. The pine site index on average exceeds 72 feet (base age 25). Approximately 70% of Saratoga’s total acreage is in pine production, the vast majority of which is considered merchantable. Within these merchantable plantation areas, Saratoga averages an impressive 70+ tons per acre of pine products. An additional 19% of Saratoga is classified as pre-merchantable pine plantation averaging approximately seven years old.
Saratoga Timberlands along with its sister ownership, Issaquah Timberlands in Western Washington, are being offered concurrently in a single-stage bid format. Bids will be due in late August. Bidders are invited to submit offers on either parcel individually or on both properties combined. A confidential information memorandum, updated inventory report, GIS shapefiles, bidder instructions and other important diligence items will be made available through a virtual data room.
