LandVest is pleased to present the 7,006±-acre Stockholm Forest located in northeastern Aroostook County. This Maine timberland investment is a nearly pure timber play with an emerging mid-rotational resource offering attractive product appreciation potential and biological growth in addition to immediate and medium-term cash flow opportunities from harvesting. The property has direct access to public roads including approximately a quarter mile of frontage along State Route 161, one of the major regional highways. A well-established internal road network provides access to all areas of the property, and an on-site gravel resource delivers the ability for ongoing maintenance. Based on a 2015 timber inventory of the 6,458± acres of commercial forestland (92% of the land base), the forest is currently comprised of a well-balanced mix of stands with approximately 72% softwood volume and 28% hardwood. Total stocking at the time of the inventory was estimated at 67,396 cords (10.44 cords per commercial acre). In addition to its forest management attributes, the property has several miles of frontage along multiple brooks, including 2.6 miles along the Little Madawaska River, as well as direct access to the 60-mile Bangor and Aroostook Rail Trail.
